The current owners also pay rates (IBI) on both the villa and outbuildings.
This immaculately presented 2 bed, 2 bath villa has one of the best plots of gently sloping/flat land on the higher plains just North of Almogia. Is has superb access (a wide two way quality surface track – no need for a 4 x 4 vehicle), approx. half a kilometre off the tarmac road to the villa. The road to the property connects Villanueva de la Concepción to Almogia (South to the Malaga city ring road or North to Antequera). An additional bonus is, no further properties can be built in this area so your views and privacy are protected.
This beautiful villa was built with loving care and attention. It is immaculate inside and out and ready to enjoy instantly. The property was designed for a couple to spread out and live in luxuriously large rooms (with a small 2nd bedroom for visiting guests). The master bedroom is like a high end hotel suite, the living room is spacious and comfortable with a beautiful beamed ceiling. The formal dining room flows from both the kitchen and living room. The kitchen is a great size too with a kitchen breakfast area for those rare cooler mornings when having breakfast is more enjoyable indoors. Both the master bedroom and dining room have curved walls with large triple aspect windows that take in vast panoramic 180 degree vistas. Should you wish to enjoy the views to the South or North, there is a covered terrace either side of the villa. For BBQ’s, there is a terrace outside the kitchen with a brick built BBQ, table and chairs.
Air Conditioning – the property comes with heating and cooling units in both bedrooms, the living room and dining room.
The property is ideal for outdoor enthusiasts – be that people who love animals and want dog kennels and equestrian facilities or those who want to keep scrambling bikes, quad bikes or any equipment for outdoor pursuits.
Equally, the outbuildings are perfect for those who want to work with metal or wood. Superb for conversion into hobby rooms etc.
There is an above ground pool on the property that could be relocated where the land drops onto a historic threshing circle. This pool or a larger one could then be decked around to create the illusion of having an in-ground pool.
Historic Almogia village is only 4 mins’ drive in the car, Malaga airport/city is just 35 mins’ drive (or catch the bus into Malaga city from Almogia village!). The hamlet of Pastelero (well renowned for its two very good quality bar/restaurants) is just 12 mins’s drive away. The famous white village of Vva. de la Concepción that sits in the foothills of the El Torcal Natural park and mountain range is approx. 25 mins’ drive away.
The owners of this immaculate villa and plot of land, purchased it and got their project processed before the land laws changed with regards to construction in the countryside (in 2000/2001). Therefore, the villa has a project, a licence for the build, a certificate that signs off the construction and a Licence of First Occupation (Licencia de Primera Occupación). This means purchasing this property can go ahead without delay, concerns or worry.
A few ideas as to how the property can be enjoyed
♦ The villa sits in a very peaceful and very special plot of land with panoramic mountain range views that stretch as far as the eye can see. So if you want to be away from roads and want a peaceful retreat that is not a nightmare to reach, this villa is for you!
♦ An equestrian property where dog kennels could be converted into further stables. The property has in the past had a permit for keeping 5 horses and the current owners have a change of ownership form ready for the new owners if they wish to keep horses. This will save a lot of time and energy and can be dealt with as part of the sale by the buyer’s lawyer if they want a licence to keep horses.
♦ Potential to be run as a villa with official dog kennels business as it is very likely a licence would be granted for the running of an official dog kennels business (due to the countryside location). The stables could easily be converted into further kennels, as could the large barn behind the kennels/stable.
♦ An outdoor pursuits enthusiasts ideal location. The villa is located between the Montes de Malaga Natural Park to the South and the El Torcal Natural Park to the North. Equally, there is the lake below Almogia and the river that runs through Barranco del Sol in the valley below. Of course, the coast is only 40 mins’ drive away too. Walking along the Malaga (Mozarabe) part of the Camino de Santiago is available by walking out of the villa’s gated entrance. Rambling, bird watching, horse riding, rock climbing, non motor water sports on the lake, fishing, quad biking and scrambling biking are virtually on the doorstep. Then there is skiing further away in the Sierra Nevadas above Granada city.
