For sale direct from the owners!
This 4 bedroom and 4 bathroom country home has bags of charm and character but has been renovated and modernised to provide a comfortable year round home.
This is not the house to buy as a holiday home but if you want to integrate into rural Spanish life and create a home, this could well be the one for you. Surrounded by olive trees, this slice of real Spain could be the perfect home for people with horses or an interest in keeping animals or creating a self sufficient lifestyle.
The house has 4 double bedrooms, 4 bathrooms and the largest of these is on the first floor giving the house a degree of flexibility in terms of being able to separate guests.
The living accommodation is open plan with a large living room, dining room and kitchen which effectively is the heart of the home. This room has Air/Con for the peak of summer but elsewhere fans are used. A separate living room or snug has a fireplace which is a great room for those cooler winter nights.
The kitchen is well fitted but there is also a utility room/hobby room.
With four en-suite bedrooms, this makes it perfect for guests – their own privacy and services.
The features of this great country home include:
♦ Charm and character mixed with modern comforts in this rural cortijo
♦ All mains services connected
♦ Oil fired central heating to radiators and underfloor heating
♦ Double glazed windows with fly/mosi screens
♦ Outbuildings including stables, kennels, a workshop garage and wood store.
♦ Landline telephone and Internet with sufficient download speed for streaming TV
♦ Great views including the most amazing nightime skies
♦ Convenient location close to Caniles, Baza and yet in a quiet location
The land and gardens really do lend themselves to people who want to make the most of country life although the immediate area around the house is low maintenance.
All of the land area is fully fenced and gated apart from a lower terrace area of some 1,200M2. The fenced area of land could easily accommodated horses – there are existing stables for 2 horses and the current owners have a licence for the keeping of horses.
There are 2 wells which could come in particularly handy if the growing of fruit and vegetables is the plan.
There are currently 200 olive trees which are harvested and for which the owners receive a small grant of €320 although this finishes in 2020.
Other trees include: 2 pomegranite trees, 8 almond trees, lots of grape vines which are used for wine, 2 fig trees and 1 quince tree.
The proximity of neighbours means you don’t feel isolated but they can’t be seen and don’t interfere with the property.
Access to the house is down a dirt track which the council resurfaces fairly regularly, from a tarmac lane. The dirt track is about a 1 KM and when you arrive, there is plenty of parking and a garage.
The gardens come with a workshop, the garage, a wood store, kennels and a swimming pool.
Location – Caniles and Baza
The property is located with the Caniles region but is actually closer to Baza so you have the choice of both locations for shopping and entertainment. In fact, you can walk into Baza although you probably wouldn’t want to do the weekly shop!
Both villages offer a wide range of amenities and a selection of bars, restaurants, medical facilities and schooling options.
The proximity of the A92N gives great access to Granada, the Almeria coast and a wide range of lovely locations to explore. Remember, this is real Spain where you can feel integrated into a traditional Spanish enviroment and with so many options in terms of how the house is used, this really is a great property.
