Reply To: catastral number but not on the land registry

A lot of Spanish properties have never been inscribed in the Land Registry. It’s not necessarily a problem but does mean you have to take extra care when purchasing one and hope you have a good lawyer who does all the necessary due diligence, because, in theory at least, the land registry filing (nota simple) makes clear ownership and charges associated with a property. And be sure to inscribe your title in the Land Registry after you have purchased.
