Hi,

We’re in the process of buying a small property near Jerez. We feel that our lawyer (recommended by a family member) is not really pulling his weight.

He never phones or emails us with updates unless I have pestered him with several phone calls and he even failed to identify a “Carga” (charge on the property) that is now setting us back with the purchase.

Currently, we are awaiting a report from the local Ayuntamiento Architect to see how we could progress with the purchase but its been 3 months and he still can’t tell me whether the report is ready, whether the seller’s lawyer has it or what stage we’re at.

The seller has held our deposit since July 2005 and we would like to complete and move there asap.

Should we change lawyers at this stage and if so what are the consequences of doing this?
