      Dear Ladies and Gentlemen,

I would like to buy a 2-3 bedroom apartment (not a house) on a coast not far from the Alicante airport (within 80-90 km radius?). I hope to have enough funds to buy w/o credit and without selling other property.

My prefences and other specifications are as follows:

      – To have a satisfactory sea view – but not necessarily be on the 1st line.
      – Low maintenace charges, no swimming pools, etc.
      – A “lived” in apartment is fine.
      – The ap-t is supposed to be used in winters, therefore heating or a possibility of installing heating is very welcome.
      – To be located in a walking distance from some shops and other facilities.
      – I am not in a hurry to buy.
      – To buy directly from the owner w/o intermediate parties.

      Your suggestions will be appreciated.

      Thank you,
      Tim

Very clever post and in the current climate methinks you should get what you want pretty easily!

      Hi Tim-grig,

I have a 3 bed apartment 2 bathroom 142sqm located 45 mins drive from Alicante airport, 25 mins from San Javier. Have owned it for 4 years, has panasonic air con hot and cold. Patio overlooking pool and large roof top solarium. Aspect of apartment is facing towards sea. Lovely neighbours and neighbourhood. Walking distance to grocery shops and restaurants. It is in an urbanisation called Zeniamar on south costsa blanca. The maintenace fees for year are E600 – includes maintenace for pool and fabulous gardens. Purchased in 2005 willing to negotiate a price with you – if you require any more information. Let me know. Reason for selling – we have children and want to travel further afield.

      Hi Angela,

Thank you for your prompt response.

Please allow me to ask you some questions. If you agree to reply to them, you might decide to use Personal Messages System (though I have not used it yet, I hope it exits and works), if you wish.

      1) How far is your apartment building from the sea?
      2) In addition to maintenance costs (€600.-), could you please indicate amounts of yearly taxes, electricity bills, and other apartment-realated services you actually paid for, e.g., in 2008 or 2007?
      3) “Walking distance to grocery shops and restaurants” – could you please say in minutes?
      4) Is there a public transport to/from the Alicante airport?
      5) If you could give an idea of the “historic” price you paid, and an idea of the price you would like to sell for.

Sorry for my English, it is not my mother tongue.

      Best regards,
      Tim

      Hi Tim,

apartment 20 mins walk from sea.

electricity E20, water E17.50, suma E160 per year, wealth tax E550.00 per year.

10 minutes walk to shops and restaurants.

Can’t say about public transport from airport – there are several people who here who drop and collect you from airport – that’s what I use.

I paid E250,00 for our apartment and garage which has a lockup storage also. With regard to price I think it would be fair to offer a price reduction of 20% off this. I will give you my email address and I can send photos to you if you require.

      Hi Tim
I have a 2 bed ground floor apartment in Los Alcazares, Murcia. Its 15mins walk from the beach, 50mins drive to Alicante Airport and only 5mins drive to San Javier Airport. 2 mins walk from bars and restaurants. Community charge is 600 euros a year. There is a communal swimming pool and sat tv. I am asking 150,000 euros and will be selling it fully furnished.

      Hi Andy,

      Thank you for your suggestion.
Sorry, could I please ask you some precise questions?

      a) What is the total surface of your apartment, excluding potential terraces?
      b) Do you have one bathroom or two?
      c) What are your views from the windows of the apartment?
      d) Apart from the yearly community charge (€600), could you please indicate (i) yearly taxes and (ii) estimate of yearly charges for electricity, water and other services (eg, for 2007 or 2008).

      Thank you for your understanding.
      Tim

      Hi Tim
Can you tell me if you found what you were looking for? I know you said not a house, but I have to admit that we were specifically looking for an apartmetn when we were shown a town house show-home as an example of the high standard of the builders work and interior fittings – we ended up buying the same type of town house on the Campoamor golf complex. If you think this might be of interest to you, have a look at my posting on the properties for sale forum, or have a look at www. campoamorgolf.co.uk

      Hi Tim,
I am the owner of a Duplex in la Urbanización “Los Pinos” of Cartagena (Murcia) Spain, just behind the hospital “de la Caridad” and next to a huge pines forest. Cartagena is a very nice city. The Duplex is located in avery quite area, but with a walking distance of all he services(shops, restaurants, etc)and just 10mins drive to the beach.
These Duplex are just new built. For family reasons we had to move to another village and so we decided to sell it, but due to the bad times for the propertys sales, we have decided to furnish it and hire it(let it). Since last month of August, I had let it to a couple with no child and pets, my letting contrat is for 11 months, so I can sell it at any time, I get paid 600 euros per month, bills apart, despite in the same urbanizacion, the prices are 700 and 750 per month, but in my case, it was my interest to let it because the couple has no childrens or pets who could damage the house more than just a couple that both work and are away all day.
The reason I write to you is to offer you my duplex to be sold, with or without the occupant, this is a good oportunity for any investor or for somebody who wouldnt need the house to move in inmediately. Furthermore, the occupants are very good payers, this means that everymonth , the same day, they put the money on my bank without being me pushing them to pay (as sometimes happens).
The duplex has 2 double rooms upstairs en suite (each one has the bathroom inside) and both have a small terrace, the main bedroom has hydromasage on the bathroom.
The two bedrooms have built in wardrobes. In the main plant there is a single bedroom (or release), a toilet, the independent kitchen completely furnished, with all the home electrical appliances (dishwasher, microwave, Vitro, oven, etc) also has in the back a gallery with scrubber, and also washer and dryer. The living room has a small terrace . Downstairs there is a big garage for 2 cars that communicates directly with the house. It also has an independent utility room.
I can send you some photos and also the floor plan.
The materials are of high quality, marble Macael throughout the house. I have the valuation of last April by 269,000.-Euros, and that was without the furnished kitchen.
I want to sell it more or less for what it cost me+costs as it dont live in Cartagena and I would like to invest in something more nearby (I leave in Yecla now ). The price are 265,000- Euros. If you are interested in purchasing a home in Spain, please do not hesitate to contact me, if you are not interested but know someone who could be, please give him my contact details.
Thank you for your time and I hope to receive news from you soon.

      Yours sincerely,

      Maria Angeles Ferrero

PS. I can prove with oficial documents all specify above, I dont have any inconvenience in sending you the docs( valuation, letting contract, etc)
