There is no such thing. Invariably the rent is front loaded on the sale price. So if you are lucky ( please see below) you will get your own money back over the guaranteed period and in the mean time you have paid the 7% VAT on the loaded price and you are also will UK/Spanish Taxes.
In the small print you will see various conditions that have to be met on which the so called guaranteed income will be payable e.g a certain % occupancy, minimum trading profit. The later is the once to watch as the Director/owners usually the main shareholders will trump up their salaries,perks, bonuses etc to depress the profit for the year concerned and as a result there will little or no funds availible for the payment of the so called guaranteed rent.
