Looking for estate agents in Spain? Be careful who you deal with. Many estate agents in Spain are unprofessional and incompetent, and some are sharks, to put it mildly.
Most people will deal with one or more estate agents when buying property in Spain, so you need to be aware of the problems that many people have encountered when dealing with estate agents in Spain. Spanish estate agents can provide an valuable service if they are ethical, competent and professional. The problem is that many real estate agents in Spain are none of these things, and dealing with an unethical or incompetent Spanish estate agent can expose buyers to considerable risks.

In the past, membership of one of Spain's two professional real estate associations (API and GIPE) was as a legal requirement for anyone selling property in Spain. This ensured that anyone legally selling Spanish property had some training and qualifications to do so. However, in 2000 the Spanish government deregulated the business and, consequently, pretty much anyone can now set up as an estate agent in Spain. Many former time share salespeople have reinvented themselves as estate agents, and the overall standards of professionalism amongst real estate agents in Spain have declined dramatically (they were never very high).
It is difficult to exaggerate the importance of avoiding incompetent and unscrupulous real estate agents when buying property in Spain. Some of the biggest risks that buyers run can be traced back to the competence and attitude of estate agents in Spain. Fortunately for buyers, there are also many professional, competent and ethical estate agents in Spain, but the challenge is knowing how to find them.

Find good estate agents in Spain
I publish a list, broken down by regions, of estate agents in Spain that are worth considering if you want to buy or sell property in Spain. But before contacting any of these estate agents, it is important to understand the criteria I use to draw up my list of agents, and accept my disclaimer.
It works like this: I list agents that, to the best of my knowledge, don't have bad reputations. I also allow you to send me feedback on these estate agents, so they are constantly exposed to client evaluation. This helps to keep dodgy estate agents off the list.
If I’ve not heard anything bad about the estate agents I list, and nobody complains to me about them, there is a fair chance they are decent and worth dealing with. But although my lists of estate agents in Spain are good place to start looking - probably better than selecting estate agents at random from the internet or adverts - I can’t guarantee you wont' have problems if you use one of them, so use them at your own risk.
Note that I receive no money whatsoever for including estate agents in the list (all I ask in return is that they place a link to SPI on their web site). This gives me a free hand in deciding which estate agents to include, and which to exclude (or remove, if necessary). But the bottom line is that I do not manage or control in any way the agents I list, and I cannot be held responsible for their conduct.
Sorry to be so legal, but in today’s litigious world you can’t be too cautious. It has to be clear that you can’t sue me if you run into problems with one of the estate agents I list. So the term also encompasses foreigners who are selling real estate in Spain, and foreign-owned-and-run real estate agents in Spain (unless otherwise specified).
