Calle Ausias March 49, Ultra-Modern Apartments, Barcelona Eixample (Project)
Price (from): €785,000 | Types: Apartments
A modern building reconversion project that will offer luxury designer apartments with all the latest features in a strategically well-located part of the Barcelona Eixample Dreta (right side).
Ausiàs March 49 is a reconversion project that will turn an office building into ultra-modern apartments with a funky, contemporary style that will appeal to buyers looking for the best of modern convenience in classic surroundings with a top location.
In the eight-floor building there will be 12 homes in total, including a three or four-bedroom apartment with a 90m2 terrace and pool on the first floor, ten apartments with two or three bedrooms on the next five floors, and a swanky three or four-bedroom duplex penthouse on the two upper floors, including a huge terrace with jacuzzi and splendid views of Barcelona.
Originally an office block, the building offers the developer a blank canvas for creating modern homes with open living spaces, big windows, and lots of natural light, which will set Ausiàs March 49 apart in this area full of listed buildings with cramped interiors from a different era. There will be nothing so modern, open, and bright to be found on the market in this part of the Eixample.
Doing the design and reconversion is CGA, the leading high-end architectural firm in Barcelona, whose award-winning portfolio includes some of Barcelona’s most famous luxury hotel designs, including Casa Fuster, the Hotel Arts, and the Mandarin Oriental. With this professional pedigree, which doesn’t come cheap, the design and quality of Ausiàs March 49 should be outstanding.
The building looks across the street at a beautiful Catholic church called Convento de Santa Catalina, whose façade has just been renovated. The church in itself is beautiful to look at, and because it is lower than other buildings on the street, the upper floors of Ausiàs March 49 also enjoy sea views.
All homes come with an extra storage room and private underground parking included, bolstering their investment potential in an area where private parking is sought after but hard to find.
Ausiàs March 49 is still in planning, but the final paperwork and building licence are expected in the next few months. You can register your interest with the developer and get waitlisted to be the first to know when it goes on the market using the form or contact details below.

A great location on the right side of the Eixample, which is the hot place to live in Barcelona right now, in high demand with locals and foreigners alike. Set on an attractive street strategically located close to Plaza Cataluña, Paseo de Gracia, Paseo San Juan, the City park and walking distance to the Gothic Quarter, the Born, and the beach. It's an attractive neighbourhood with classic buildings and wide streets offering a pleasant selection of shops, bars and restaurants, close to all the attractions yet not overrun with tourists.
Ausiàs Marc 49 is unusual in offering ultra-modern new homes in an area of Barcelona better known for its period buildings. For people who want the style and comfort of high-end contemporary design and layouts in a classic setting, then Ausiàs Marc 49 ticks the box. You get the best of both worlds, living in modern comfort surrounded by classic charm, plus other benefits like private underground parking and the latest in home technology and energy efficiency. I also like the location just off Passeig de Sant Joan (Paseo San Juan), one of my favourite boulevards in Barcelona, and more pleasant to live near than Passeig de Gracia in my opinion. There is a fantastic vibe in this part of town now, with lots of happening bars and restaurants opening up with a cool, cosmopolitan appeal. It's obviously a great location close to attractions like the Old Town and the Parc de la Ciutadella, yet set slightly apart in a quiet neighbourhood where you are more likely to see residents than tourists. Given its unusual combination of modern features, classical surroundings, and excellent location in a trendy part of town, I expect Ausiàs Marc 49 will appeal to both local and foreign demand, giving it a compelling investment case.
