Structural engineer required – Costa Blanca

    We bought an apartment at Punta Prima three years ago. The apartment was built by Gomendio who have been unable to fix crumbling internal plasterwork under the main window / door to the terrace.

    Their attempts to fix it have been pretty poor. Their last one was to claim that the planter on the terrace was not draining correctly and so they lined the planter so that it would not leak. Surprise, surprise this did not fix it.

    Before I get onto Gomendio again, I would like to get an engineer in who is familar with Spanish building methods to have a look at the problem and tell me whether it is something obvious (e.g. a bad batch of plaster / concrete) that Gomendio simply don’t want to own up to.

    Does anybody know of anybody who could do this? The property is on the souther Costa Blanca.

    I’m a structural engineer/surveyor but I don’t cover your area I’m afraid. Anyway, as nobody has replied I thought I’d add my twopenneth worth.
    It sounds as if there is damp ingressing under the door itself. Most likely caused by the terrace not draining correctly (does rainwater run off it ok?) or inadequate sealing around the door frame or an inadequate threshold between inside and outside. All the above can be exacerbated if there is no roof guttering above the door in question. Hope this may be of some help!
