      I was wondering when the name of this company would finally pop up on your site.

      We made the big mistake of buying off plan with PP 3 years ago.

      Needless to say they took our deposit and yes you`ve guessed it – no apartment !

      What an incredible thread on that website. I haven’t read it all, it has 46 pages, but would I be too presumptious in guessing that Michael John Rooney has a vested interest? I’m seriously worried about myself because I find it is so interesting.

      As for our situation we only wish we had come across Mark`s site a lot earlier than we did , prior to getting involved in the Spanish property market.

      This company has had our money for 4 years and still not produced what they advertised and what we paid for [ ie an apartment on their El Zoco development ].

      Just saw this link , it shows Palmera`s response to someone buying on the El Zoco / Golco development.

      “I am so sorry for the way you are feeling, we feel frustrated as well, but
      we just have no answer from the developer and they do not answer to out
      phone calls.

      I am afraid that there is nothing we can tell you at the moment, I hope I
      can ring you soon and give you some good news, but at the moment is
      impossible.

      Do not hesitate to contact us if you have any further queries or concerns”

      This company have had our money for nearly 4 years and poor Palmera are feeling fustrated !!! As for contacting them for any further concern`s what do they think many like us have been trying to do over the last 4 years!

      What about returning a bit of the cash they took from us or at least the commission they pocketed.

      This is a typical Palmera response to all of it`s customers as we have found to our cost over the years.

      Again it would be laughable if this company hadn`t caused so much heartache and distress to so many people.

      Gotardo Rodriguez and other directors and their lawyers are at the negotiating table trying to save their skins.

      We had the unfortunate experience of buying off plan with these people nearly 4 years ago and haven`t seen anything for our money.

      I was told a few years back by Palmera`s lawyer that they weren`t responsible for obtaining a bank guarantee to cover our money.

      I know that somewhere on this forum a posting stated that a bank guarantee has to be in place by law before a contract is signed.Is that true and if so why did Palmera`s lawyer [ whom I foolishly trusted at the time ] pass the contract on without a BG.

      👿 We were lucky when we paid Euros 3000 as a holding deposit on a property being sold by Palmera (Rafferty) Our Spanish Lawer would not let us sign the contact and pay over 30% a month or so later, because she could not get satisfactory answers.

      We got our deposit back but I recon the whole experience cost us best part of £1000

      I hope they take Palmera to the cleaners particularly Rafferty.

      Looked on Palmera`s website and found this quote :

      ” Palmera Properties, Benalmadena office will be closed for Christmas holidays from 10th December 2007 till 7th January 2008. Our apologies for any inconveniences caused”.

      I suggest they take a look on this website and a number of others to see how much inconvenience they have caused to hundreds of people !

      My underlining, but are these people on the same planet ?

      Hi

      I was dismayed to see that one of Spain`s top football teams, Murcia FC, were at one time shown to be associated with the infamous Palmera Properties.Well that`s what Palmera`s website claimed until very recently.

      I wrote to Murcia FC a few weeks ago asking them how anyone with any integrity could be associated to Palmera Properties.

      Although I didn`t get a personal response Murcia FC`s logo is no longer plastered on the opening page of Palmera`s website.

      Maybe it was just coincidence who knows !

      I am still waiting for Palmera to contact me and return my cash , if anyone from Palmera reads this feel free to contact me at anytime.

      Well Palmera Properties are still in business [ can`t imagine why or how ]website gives new address and phone number.

      Appear to be offering alternatives for people that have had “unfortunate” experiences with them in the past.

      We bought on the El Zoco site and I asked what could be offered to us, needless to say a promised phone call from them didn`t materialise.

      When a suitable offer or solution is made to us by Palmera I will post it on this forum.

      OFF PLAN DISASTER STORY [ YES ANOTHER ONE ! ] – Starring PALMERA PROPERTIES.

      In April 2004 I made a visit to the Alpujarra foothills a beautiful part of Southern Spain. My partner and I had been making some initial enquiries about buying an off plan apartment in the area. I met up with the agents representative , who then took me too the site that we were interested in.

      The development at this time was awash with workmen and progress looked promising in fact phase one of the project had already been completed.

      At the time they seemed to be no reason why we shouldn’t lay down an initial reservation fee and then soon afterwards a deposit ,which we did in May 2004.The payments of 3400 euros and 17782 euros were paid to Palmera Properties the main agent dealing with the purchase. We thought we were dealing with a well known, well organised British company, little did we know at this stage that this would be quite the opposite.

      We then signed a contract in July 2004.

      After a second visit we were still confident that the building was progressing , again we saw plenty of workmen around and things were moving forward and progress being made.

      During this visit we did hear rumours about the legality of the site , bribery in the local council
      offices , the involvement of an ecological group and concerns about the water and electricity supply. With these concerns in mind we wrote a letter to Palmera explaining our concerns.

      Alarm bells starting to ring at this point as Palmera really didn’t have any answers to our questions.

      Months went by and still no response from Palmera so we reluctantly decided to pull out [ cancellation letter dated 19th November 2004 ].Palmera kept telling us we would receive our money back within 3 months. After numerous telephone calls , letters and emails the money needless to say wasn’t forthcoming.

      It looked at this stage that the only way to get anything from this appalling scenario was to try and carry on with the purchase, in the hope that sometime in the future we would see something for our money.

      In March 2006 we were informed that the apartment would be finished in June of that year. With that in mind we took another trip to Spain to see what progress had been made, if any.

      We were truly shocked to see what was actually happening – basically NOTHING !

      The work on the site had ground to halt , mounds of mixed cement littered the site and it looked as though they had been a sudden mass evacuation of the whole place. People in the area had not seen any serious work on the site for months. Our particular apartment was a mess and hadn’t been touched for months, needless to say a June 2006 completion date was out of the question.

      On top of all this , we thought for one stupid moment , that the Lawyer appointed by Palmera would look after our interests , how wrong can you be.

      The Lawyer concerned PYF told us that she had been there at the beginning [ no doubt to assist Palmera preparing a one sided and biased contract ,in favour of Palmera`s and the developers interests ] and would be there at the notaries on completion [whenever that could be !].

      PYF[ the lawyer ] stated that at no time was she working for us even though literature put out by Palmera led us to believe she would be acting in our interests. It states clearly on Palmera`s introductory paperwork ,quote “ unless instructed otherwise one of the following Lawyers will BE INSTRUCTED TO ACT ON YOUR BEHALF” and PYF is one of those Lawyers. So you would think reading that this would indicate that we had some form of legal representation.

      At best the Lawyer has allowed her name to be used on Palmera`s paperwork then buried her head in the sand and used her account to take our money. At worst she has collaborated with Palmera Properties to sell us an illegal unfinished property built by an unreliable developer.

      We recently made contact with the Lawyer concerned and asked what part they played in taking our money. She promised to send evidence to me showing all of our cash had been paid into Palmera`s account [ some documentation was sent but it might as well have been a blank piece of paper for all it was worth]. Even so, that’s not the point, why was a lawyer of any standing allowing such a contract to be forwarded to us, and on top of that why did she allow the buying process to continue without a builders guarantee?

      As for Palmera Properties they have been totally useless and of no help to us at all. After receiving the reservation fee and deposit , any type of customer service went out the window.

      Palmera say they will see you through the process , what a laugh !!

      We thought we had done enough research at the time but obviously not enough.

      We made the big mistake of trusting a lawyer, albeit appointed by Palmera Properties, but the biggest mistake of all was getting involved in buying off plan property in Spain in the first place.

      Unfortunately we discovered Mark’s site to late, so I urge people to take notice of other people’s experiences before getting involved in the property market in Spain.

      Many people have had trouble free purchases so by using a small reliable agency , lot’s of research and above all a good independent lawyer it can be done as many will testify.

      As for Golco a few have tried to make the most it, carrying on without water until very recently , but still no electricity and an uncertain future, our place remains in the same state it was when last saw it , totally inhabitable and never likely to be finished.

      All of this has effected so many people and ruined lives and I blame the greed of one company Palmera Properties for advertising and selling properties on behalf of a bunch of cowboys [Proturex the Developer ] and actions of one Spanish Lawyer [ she knows who she is ] .

      We cannot believe the Spanish authorities allow the likes of Palmera Properties to continue trading and peddling the wares of unscrupulous developers and their unethical lawyers.

      A few weeks ago we made contact with Palmera Properties and they sent an email stating the following : quote “we are doing our best to compensate you but we are going through a very difficult finantial situation with no cash flow“. What a thick skinned lot they are , what about our cash flow
      situation one might ask!

      I suppose that response from Palmera says it all – so anyone out there still contemplating getting involved with any of their properties whether it be in Spain or any other country – DON`T YOU WILL REGRET IT !

      As an after thought if Palmera do eventually give us our money back, starting with their commission fee’s I will post it on this site [ not holding out to much on this one though !].

      The main question is for how much longer are companies like Palmera Properties going to be allowed to operate and continue to fleece people of their savings before action is taken by the authorities?

      I understand that they keep changing their name and UK location Katy.

      I believe that they are the subject of a 1.6 million euro class action by some UK buyers. Won’t be much change out of that for compensation!

      Would you believe that Palmera made contact and actually made an attempt at a sarcastic response to my complaints about our El Zoco fiasco.

      Told me I could have one of their other properties – do they think I am that stupid to get involved with them again.

      or

      Give them 500 euros and they will chase the developer for compensation – yet another joke by these thieves.

      They also stated that they now reside in nice new offices and trading as normal.

      Don`t get involved with this company it will cost you.
