Legality of Air B and B

      Hello,

       

      Does anyone know if you have to have an LFO or a Touristic License from the local Town Hall if you rent out your entire property on Air B and B?

      Also does the owner have to comply to all the regulations – such as Air Con in all bedrooms, First Aid Kit, Fire Extiguisher, Wifi in all rooms?

      The property is in Cartagena, Murcia.

      There are no specific tourist regulations yet in Murcia, so you don’t need a tourist licence. You just have to comply with national rental law.

      Air B and B  do advertise many properties that are actually illegal rentals . For years we have had problems on our RESIDENTIAL complex with people who advertise on Air BnB , and rent out their properties for holiday lets. Renters being loud ,abusive, drunk, and causing general mayhem . Seems like our new president is sorting them out , after a recent meeting with a top solicitor and tourismo management.  No problem at all with renters on TOURISTIC complexes.
