<p>The Government&#8217;s 50% VAT reduction on new homes was supposed to expire at the end of last year, but they decided to extend it to the end of 2012. VAT at the new rate of 4% means a saving of €8,000 on a €200,000 home.</p>

<p><em>Sales to foreign residents increased by 25pc in the third quarter of 2011, according to figures from the Government (Fomento), a sign of growing confidence say leading Spanish house builders Taylor Wimpey España.</em><span id="more-7089"></span></p>

<p>The figure takes into account all foreigners who live and resident in Spain while further statistics show that the provinces with the greater number of purchases by foreign residents were Alicante (2097), Malaga (951), Barcelona (607), Balearics (516) and Santa Cruz de Tenerife (476).</p>
<p>Some industry experts think the trend will continue as foreign house-hunters living in Spain hunt down bargains and take advantage of tax breaks. Poor returns on cash in the bank are also encouraging investors to turn back to property.</p>
<p>“The increase in property sales to foreigners in the last quarter of 2011 shows that many have been discerning enough to strike while the iron is hot and purchase properties that are well priced and in excellent locations,” explains Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España. “It is looking likely that prices in Spain will begin to increase by the end of 2011 with places like Tenerife and Malaga seeing property values improve signaling good news for the Spanish real estate market next year.”</p>
<p>There are other signs that foreign demand is on the up. The Holiday Lettings’ “Insight Report for 2011” identified a 3% increase in the number of enquires about buying Spanish property between January and October this year compared to the same period in 2010, while revealing that holiday let opportunities in Spain was the second most popular enquiry among buy-to-let investors (after the UK).</p>

<p>Back in August this year, Taylor Wimpey España announced that they would match the Spanish government´s 4% reduction in IVA (the equivalent of VAT) on new properties introducing a NO VAT policy on new stock properties delivered before the end of 2011.</p>
<p>Originally introduced as a way of reducing the volume of stock property in Spain, the Spanish Government declared that IVA would be decreased by 50% until the end of the year, making purchasers of both first (mostly Spanish nationals) and second new homes liable for only 4% of the purchase price, a saving of €8,000 on a €200,000 home. </p>

<p>Golf is one sport that hasn’t been affected by the crisis. According to the chief executive of the International Association of Golf Tourism Operators, Peter Walton, golf is one of the only international tourism sectors that is continuing to grow in spite of economic and financial uncertainty lurking throughout the globe.</p>
<p>Speaking at the ‘Golf In A Kingdom’ destination marketing program in Bangkok, Thailand late last month, Walton expressed that not only did the golf tourism sector recover faster than other sectors in the 2008 global financial crisis but was one of a few sectors that actually continued to grow.</p>
<p>In addition to this, Walton also said that golf tourism was predicted to surpass 50 million tourists this year, with the possibility of reaching the 2007 highs of 55 million, before the global economic downturn.</p>

<p>Taylor Wimpey España&#8217;s property sales rose by 15% last month across Spain, while UK enquiries alone increased by 45.5% compared to September last year, according to company data.</p>
<p>Britons are still the biggest buyers of Taylor Wimpey España’s high-quality homes in Mallorca, the Costa Blanca, and the Costa del Sol, accounting for 30% of sales, followed by Spain and Russia with 20%, and Germany with 10%. The remaining sales were spread amongst buyers from Switzerland, Sweden, Belgium and Holland.</p>
